We're Tim + Katie,
NH Renovators
We've been buying, renovating, and managing New Hampshire properties for over ten years — together. We're not a corporation or a fund. When you work with Graves Properties, you get one of us.
We started with a beat-up duplex fresh out of college and we haven't stopped since. This is what we do — and we genuinely love it.
How It Started
We bought our first property right out of college — a duplex that needed everything. We renovated it together, and somewhere between ripping out old floors and painting every room twice, we became a couple. That house brought us together in more ways than one.
Since then, we've fix-and-flipped across New Hampshire, managed rentals from the Keene area all the way to the seacoast, and tackled more projects than we can easily count. One of our favorites: we moved into a flip the day after closing — because we found out we were having our first baby girl and needed a place to call home fast. No regrets.
We own rentals across the state but we're seacoast-based now, headquartered out of Stratham. New Hampshire is home — not a market we're investing in from afar. We're here, our kids are growing up here, and the homes we work on are in the same communities we care about.
We Do the Work Ourselves
When we walk through a property, we're not guessing. We've done this work with our own hands on dozens of homes — that's why our renovations hold up and our timelines are real.
Tim
Tim handles the structural side — framing, flooring, cabinets, and trim. He can walk into a house and mentally pull it apart and put it back together before he's made it to the kitchen. That's how we scope projects accurately and keep renovations on budget.
Katie
Katie is the finish expert — mud, tape, caulking, and painting. She's the reason every property we touch looks like a home, not a job site. She also has an instinct for what a space could become that drives every design decision. Our partnership — in work and in life — is what makes Graves Properties run.
Why We Do This
We love bringing properties back to life. There's something deeply satisfying about walking into a house that's been neglected or has had a hard few years, and seeing what it could be. That's always been the core of it for us.
Whether we're flipping a property, building out a rental, or taking on a full gut renovation, the mission is the same: do excellent work on homes that deserve it. We live in these communities, our kids go to school here, and we take pride in the properties we put back into the housing stock.

We renovate, flip, and manage rentals throughout New Hampshire. We're most active on the seacoast and in Rockingham and Strafford Counties, but we take on projects statewide.
